A critical renovation for University of Oregon student housing in Portland, Oregon – where unexpected challenges led to a dramatically expanded scope, yet our team still beat the deadline.

The Challenge:
Truebeck Construction brought us onto the Holman Apartments project for what seemed straightforward: window replacement and siding renovation before students returned for fall term. But once demolition began, we uncovered the real problem – extensive dry rot at almost every wall. The scope essentially doubled overnight, yet the move-in deadline remained fixed. The university, students, and families were all counting on these units being ready on time.

Our Solution:
We immediately sat down with Truebeck and the project architect to re-evaluate the situation and develop a new game plan. Together, we mapped out an aggressive schedule that would address the full extent of the damage while still meeting the original deadline. Our crew committed to six 10 hour days each week to make it happen. Because we handle complete building envelope solutions – from weather barriers to windows to siding – we could take on the expanded scope without adding subcontractors or creating coordination bottlenecks. This project became a true partnership, with fast turnarounds on change orders and with constant communication keeping everyone aligned as we worked through each phase.

The Result: Not only did we complete a project that had doubled in scope – we actually beat the original deadline. Students moved into fully renovated, structurally sound apartments without ever knowing how close the project came to disaster. The Holman Apartments now feature new windows, fresh siding, and a properly waterproofed exterior system that will protect the building for years to come.
